Preventive maintenance is the most important activity for a trouble free operation and uninterrupted service. Annual maintenance contract (AMC) is the preventive maintenance conducted by us for our customers. BMS Modernization, Retrofit and Maintenance works

Upgrading the Existing System to a New Sophisticated System which benefits Energy and Cost savings. Existing BMS systems are checked for availability of replacement components and prevalence of component failure in line with the manufacturer’s guidance. We will manage and undertake to upgrade systems with as little intrusion as possible, enabling a seamless transition at minimal cost.

This BMS Configuration Optimization includes, but is not limited to:

  • Checking loop parameters, input ranges of sensor calibration.
  • Ensuring effective automation in plant operation only when required, HVAC and other facilities, with minimal energy impact and in line with the local authority guidelines.

Retrofit Projects: Many older buildings are constructed with non-standard, little or less effective insulation and frequently have no systems installed. An added challenge with these Retrofit Projects, activates the requirement for occupying businesses to remain in place while works commence. Project planning is the key with phased works being discussed and agreed in detail with the client and the occupant.

Electrical Works

Make sure you get your home checked every now and then to prevent any major tripping and power leak which will result in higher electricity bills and more consumption. Unsupervised electrical DBs and main panels at home may also lead to failures of home appliances and AC compressors which will cost you extra money. The services we provide are Light replacement and installation, Tripping issues and rectifications, DM maintenance, Fiber optic network installation and maintenance, Transit A/C & D/C power systems installation.

Plumbing Works

Plumbing is a highly specialized discipline requiring the right skills and experience. We only use highly experienced plumbers in our professional plumbing team and can meet all your small plumbing repair needs, from replacement of tap washers, grease trap cleaning, and blocked drainage to repairing leaking gate valves.

  • Repair of visible broken pipes.
  • Repair of over-flowing toilets.
  • Rectification of low or no water pressure.
  • Clear clogged waste pipes.
  • Fix drainage blocks in showers and sinks.

Air Conditioning

Poor AC servicing will lead to higher power consumption, higher cost and a higher chance of compressor failures. Every passing year without proper servicing or checks may lead to expensive repairs or replacements sooner than you intended.

Our AC Servicing Check Points
  • Blower Motor – measure amperage and voltage for proper operation
  • Thermostat – test for proper operation, calibrate, and level
  • Cleaning existing air filter (as needed)
  • Bearing – inspect for wear and lubricate
  • Confirm proper return air and size
  • Inspect Condenser Coil
  • Refrigerate – monitor operating pressures
  • Safety Devices – inspect for proper operation
  • Electrical Disconnect Box – inspect for proper rating and safe installation
  • Electrical Wiring – inspect and tighten connections
  • Test/inspect contactors for burned, pitted contacts
  • Inspect electrical for exposed wiring
  • Inspect and test capacitors
  • Inspect fan blade
  • Clean condenser coil and remove debris
  • Inspect service valves for proper operation
  • Measure Supply/Return temperature differential
  • Inspect ductwork for energy loss
  • Compressor – monitor, measure amperage and volt draw and wiring connection.
  • Check Unit for Isolation Pads
  • Inspect all fittings for signs of oil and/or leakage
  • Check lines and fittings with refrigerant leak detector
  • Check the condition of Blower Belt

Equipment Maintenance And Faulty Rectifications

Planned Preventive Maintenance (PPM) allows you to substantially reduce reactive maintenance and retain your buildings and assets at the desired level of quality. Keep a track of your preventive maintenance activities by date and usage as that is the core objective which we observe. PPM Schedules cover a wide range of equipment including; Heavy cooling equipment’s, UPS Systems, Generators, Lift, Garbage chutes, Heat exchangers, pumps, home appliances, Fire Suppression and Security Systems. We also undertake proper service of the Site Facilities through technical cleaning and other routine services.
